Billiard House is a self contained grade II* listed, luxurious mansion house wing situated to the west of the main house. Its south-facing aspect provides glorious views over the garden, Victorian lake and the sea beyond.

The house is on one level so accessibility is enhanced, there are steps down into the garden.
